Dollar Tree wants space in Morris Market Plaza

Representative says an addition on rear of building is required

The Development Review Committee heard a preliminary introduction on Dollar Tree looking to move into the Morris Market Plaza.

Representing his client Mike Judd, Bill Caton of Caton Commercial Real Estate Group in Plainfield spoke to the committee.

Caton said they are currently in lease negotiations with Dollar Tree to open in the plaza off Illinois 47, behind Wendy’s restaurant, which used to house HealthMart Drug Store.

The site is currently 1,000 square feet smaller than Dollar Tree requires, so they would like to construct an addition on the back of the building, said Caton.

“There is adequate space in the back of the property to put on an addition,” he said.

They would like to construct a non-masonry addition, which the committee explained would require a variance from the city to do.

The monument sign also needs some work to meet Dollar Tree’s requests, said Caton. They would like to take off the top portion of the sign and put in a digitized sign.

“You could keep the sign as long as it’s not any bigger,” said City Planner Mike Hoffman.

He also asked that, when Dollar Tree comes back before the DRC with official plans, it consider adding some landscaping to the area of the plaza since the entire lot is a concrete piece.

Morris Veterinary Hospital

Dr. David Bainbridge of the Morris Veterinary Hospital also presented to the committee his plans to add an addition and fix up the front of his building. His plans were approved unanimously.

Bainbridge is constructing a 30-by-50 foot addition to the back of his building at 608 Bedford Road.

The building has been there for many years and, therefore, the lot is smaller than what is required now for commercial businesses.

The ZBA last week approved two variances for the project. One was for a 20-foot setback rather than the now-required 40 foot. And the other was a material variance.

The existing building is metal and the updated city code now requires additions to be masonry, but since the addition is in the back of the building and will not be seen from the street, Bainbridge requested to use the same materials as the original building.

He also will improve the front of the building with some masonry. On the three sides of the building visible to the street, he is going to use a stackable block that is the width of a brick and the height of three bricks. A ledge will be added and the blocks would go from the bottom of the windows and ledge down to the ground.

Hoffman suggested the committee require Bainbridge to screen around his dumpster since that is now required in city code.

The committee also requested he submit his drainage plans to the city engineer for checking since they were not illustrated on the plans the DRC received.
